Why we invest
Commercial and multi-family real estate should be a part of every investor's portfolio and they are a large part of ours. Here are just a few of the benefits that come as a result of investing in commercial and multi-family real estate.
CASH FLOW
One of the few passive cash flow opportunities left for investors.
PRINCIPAL REDUCTION
Rental income is used to pay down debt, increasing returns.

As Net Operating Income grows, equity grows with it, exponentially

Depreciation offers the ability to reduce and defer tax burdens.
IDENTIFY
We find investment opportunities, vet them, and when we identify one that meets our criteria, we begin the acquisition process.
RAISE
Once we've identified an acquisition opportunity, we proceed to raise the funds needed, either internally, externally of a combination of the two.
MANAGE
After acquiring the property, our team oversees the operation of the asset to ensure equity is protected and value is created.
DISTRIBUTE
On a quarterly basis, we distribute the profits from operations to our partners in the project, to the extent we have them.

Unlike many real estate investors, we minimize leverage and, consequently, risk and only make investments when we're confident our money wouldn't earn more in another investment.

We believe you make money when you buy. As such, we adhere to our investment strategy, which requires a margin of safety to protect our invested capital and give the best opportunity for maximum upside.

Q: Are you actively looking for more properties?
A: Yes, we're always looking for new opportunities to acquire, develop and re-develop property. Currently, we are focused on properties in the Pacific Northwest.
Q: Are you more interested in specific property types?
A: We are interested in a variety of property types but, we're most interested in self-storage properties and land for self-storage development.
Q: Do you ever joint venture any of your projects?
A: Yes, we are happy to explore joint ventures, provided the JV partner is the right fit. Traditionally, we interested to joint ventures where our JV partner is bringing property and/or equity and we bring the development and/or operational expertise.
Q: What is your ideal deal size?
A: We can perform on deals of all sizes but our current sweet spot is between $2,000,000 and $20,000,000.
Q: Is there an opportunity to invest in your deals?
A: Possibly. We do raise outside capital for many of our deals. While we have a very solid investor base, we are always willing to discuss investment opportunities with new potential investors. We do, however, only allow accredited investors to invest in our projects for the time being.
